The creation of Superficies cases on 6 plots of municipal land, including No. 21, Section 5, Tanmei Section, Neihu District were successfully bid, with the total winning bid royalties amounted to NT$2,084 million !

Taipei City Government announced 2 bid-awarding cases on tender opening date(09/05/2024), including "the creation of superficies cases on 4 plots of municipal land including No. 21, section 5, Tanmei Section, Neihu District" (Base 1) and " the creation of superficies cases on municipal lands including No. 35、35-1, section 5, Tanmei Section, Neihu District" (Base 2). Base 1 was won by Wistron Corporation with the highest bidding royalty of NT$856 million (with the base price of the royalty set at NT$794.59 million). Base 2 was won by Wiwynn Corporation with the highest bidding royalty of NT$1,228 million (with the base price of the royalty is NT$1,068.08 million), the premium rates are approximately 7.7% and 14.9% respectively. The contract signing of the two projects is expected to be completed before mid-June 2024. The estimated private investment amount of the two projects can reach approximately NT$40 billion.


The land areas of Base 1 and Base 2 are 6,407.79 square meters and 8,160.01 square meters respectively, the floor area ratio are 225%, and the building coverage ratio are 40% and 50% respectively. The duration of both superficies are 60 years.

These plots are adjacent to Neihu Science and Technology Park, surrounded by light industries, office buildings, and company headquarters, its eastern fronts are adjacent to the exit of Neihu Interchange of the National Freeway No. 1. The nearby area is currently being planned to host MRT East Ring Section Y35 Station. After it is opened to traffic in the future, the public transportation function will be significantly improved. It is genuinely hoped that by combining government and private resources to jointly create the city's urban development and improve the efficiency of public land development.
